Job Summary:

We are seeking a dedicated and knowledgeable Construction & Operations Manager to join the team. The ideal candidate will play a critical leadership role in overseeing the full lifecycle and execution of 24 to 40 residential site development projects across multiple high-growth markets. This fully remote position requires deep expertise in site development and civil site work, with a strong background in residential infrastructure, including site excavation, utility installation, and horizontal construction. The ideal candidate will be a seasoned project manager, capable of coordinating with on-site managers, tracking timelines, budgets, and deliverables, and ensuring all permitting, compliance, and construction milestones are met. Success in this role hinges on the ability to manage complex, multi-site operations while maintaining high standards of quality, safety, and efficiency across every phase of development.

Qualifications:
  • 10+ years of experience in site development, civil site work, or residential infrastructure construction.
  • Proven track record of managing concurrent residential development projects across multiple locations.
  • In-depth knowledge of site excavation, utility installation, grading, and horizontal construction processes.
  • Strong understanding of permitting processes, land development regulations, and municipal coordination.
  • Experience managing budgets, schedules, and vendor/contractor relationships.
  • Proficiency in construction project management tools (e.g., Procore, Buildertrend, MS Project, Smartsheet).
  • Ability to read and interpret civil/site plans, engineering drawings, and technical specifications.Excellent communication, leadership, and organizational skills.
  • Comfortable working in a remote role with occasional travel to job sites as needed.

Essential Duties and Responsibilities:
  • Oversee full-cycle site development for active residential projects, from planning through lot delivery.
  • Manage the preliminary and final platting process for all lot development projects, including the successful turnover of finished lots to vertical homebuilders.
  • Ensure homebuilder compliance with lot purchase agreement terms and day-to-day operational standards.
  • Procure, negotiate, and manage relationships with key land development contractors and suppliers.
  • Coordinate closely with site managers, engineers, subcontractors, and local municipalities to drive timely project execution.
  • Lead due diligence efforts for potential land acquisitions, including the review of budgets, schedules, site reports, development orders, plats, and engineering and landscape plans.
  • Assess project feasibility in collaboration with local government entities and provide detailed input for Investment Committee review packages.
  • Develop, manage, and maintain comprehensive construction schedules, budgets, and documentation with full P&L responsibility for the Land Development division.
  • Review and approve monthly contractor pay applications, ensuring timely processing with the finance team and capital partners.
  • Engage with county and municipal governments on permitting, zoning, development, and construction matters; attend public and community meetings as required.
  • Conduct on-site visits for inspections, project startups, walk-throughs, and final lot turnovers to homebuilders in alignment with the business plan.
  • Ensure adherence to safety standards, building codes, and all permitting requirements across all development sites.
  • Troubleshoot construction and site development challenges in real time to minimize disruptions and delays.
  • Conduct regular project reviews and adjust timelines and resources to stay on track and within scope.
  • Monitor contractor performance and hold vendors accountable to quality standards and delivery timelines.
  • Review, assess, and approve changes to site plans in collaboration with internal stakeholders.
  • Serve as the primary liaison between land acquisition, engineering, finance, and other cross-functional teams to ensure alignment and clear communication.
  • Prepare detailed weekly and monthly project status reports for senior leadership and stakeholders.
  • Directly manage and provide daily oversight to on-site Project Managers to ensure consistent execution and support.

Preferred Qualifications/Skills:
  • Experience with large-scale, multi-state residential development portfolios.
  • Familiarity with high-growth markets such as TX, FL, NC, SC, KY, and TN.
  • Prior experience with both for-sale and build-to-rent communities.
  • Knowledge of stormwater management systems, road infrastructure, and utility coordination.
  • Lean construction or process optimization background is a plus.
  • PMP or similar project management certification.
  • Ability to lead and mentor field teams and junior project managers remotely.
  • Strong negotiation skills for managing vendor and subcontractor agreements.Working knowledge of GIS tools and land planning software.
  • Bi-lingual (Spanish/English) is a plus for communicating with diverse job site teams.
  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field (or equivalent experience).
