SUMMARY: 
 
The Estimator works closely with his/her team, internal teammates, design team, and owners during the Design Phase to develop estimates used as tools that guide the design from conceptual to construction documents.  Assists the Estimating Director, Project Director, Project Manager and Coordinators to develop Project Scopes of Work, Construction Schedules, Site Logs and Project Buyouts.  Assists teammates through the Construction Phase with pricing reviews for Change Orders and Bulletins.  Assists in updating Estimating, Scope of Work, and Schedule Templates. 
 
The Estimator reports directly to the Estimating Director.  The Estimator frequently interacts with Project Managers, Project Coordinators and Project Directors for project support, and occasionally with Business Development for proposal support and infrequently with Accounting for departmental budgeting updates.
 
This is a full time FLSA exempt position.  It requires 40 work hours per week and the ability to work more if required. 
 
ESSENTIAL DUTIES & RESPONSIBILITIES:  
 
  • Proposal Support (5%)
    • Assists Business Development in Proposal Development; General Conditions, Schedules, and Strategy.
  • Estimating (80%)
    • Creates and reviews Program/Conceptual estimate through interpreting blueprints, performing take-offs and estimating job costs.
    • Creates Site, Development and Construction Drawing estimates.
    • Conducts site visits and attends pre-bid meetings to understand project scope.
    • Updates cost data files and estimate templates.
    • Updates estimate templates.
    • Performs Budget/Bid Accuracy Analysis.
    • Identifies potential problems with materials or design that could affect costs or construction schedules.
    • Determines labor, material, permit cost for projects throughout the US.
    • Forecasts labor, material and equipment costs based on the project schedule.
    • Effectively works with engineering firms to understand their needs and create accurate estimates.
    • Reviews and analyzes project documents to understand the scope of work, project schedule, and potential risks.
    • Maintains good working relationships with subcontractors and vendors to ensure accurate budgeting and pricing.
    • Identifies and quantifies risk factors that could impact the accuracy of the estimate.
    • Works on multiple estimates at same time.
    • Utilizes historical data, trends and market analysis to support the development of the estimate.
  • Construction (5%)
    • Assists PM’s and PD’s with Bulletin and Change Order Pricing Review.
    • Assists or is responsible for LEED submissions.
  • Preconstruction (10%)
  • Interfaces with clients and their representatives to ensure that technical specifications and designs are feasible and consistent with industry standards.
  • Attends design meetings and gives input based on budget, schedule and constructability.
  • Creates and reviews construction schedules.
  • Creates and reviews scopes of work.
  • Creates Bid Analysis.
  • Assists in Value engineering Buyout.
  • Assists in Post Bid Interviews.
  • Assists in strategy creation and execution for GC Bids.
  • Conducts HVAC/Plumbing/Electrical/Architectural assessments.
  • Provides energy cost studies for CSM Clients.
  • Provides Engineering Economics Analysis for Clients as required.
  • Reviews energy use for CSM clients as required.
  • Monitors material cost changes.
Performs other related duties as assigned.

MINIMUM REQUIRMENTS: 
  • 4-year Engineering Degree, Construction Management Degree or equivalent work experience.
  • 3 years construction estimator experience.
  • Technical skills:
    • Have basic knowledge of construction
    • Understand building components and systems, their relative costs, and relationships.
    • Able to read and interpret blueprints, contract drawings, and specifications.
    • Have computer/ software skills.  Preferred experience includes Microsoft Project, OnCenter (or similar take-off software), Bluebeam, Word, Excel, Outlook, and Procore.
    • Have the ability to manage time effectively and efficiently.
    • Experience with estimating projects in the BIM/ VDC environment.
  • People skills:
    • Must be able to work as part of a team.
    • Must have the ability to build relationships with clients, design professionals and subcontractors.
    • Must have clear concise written and verbal communication skills.
  • Problem Solving Skills:
    • Knowledge of industrial processing equipment, installation, rigging, and shipping.
    • Knowledge of requirements for support equipment needed, crane, lifts, material handling.

  • Bachelor of Science degree in Construction Management or equivalent.
  • LEED Accredited Professional or equivalent.

While performing this job, the employee may be regularly required to drive to and from the jobsites/assigned locations, sit, walk, stand, talk, hear, and smell. A major portion of the employees’ tasks require extensive walking around the jobsite, including active construction areas. The employee is required to traverse uneven terrain and work from ladders, scaffolds, and other structures, as well as work at variable heights. The employee is frequently required to use hands to handle tools, controls, and for fine motor coordination like computer work. The employee is occasionally required to reach with hands and arms. The employee is occasionally required to climb or balance, stoop, kneel, crouch, and/or crawl. The employee must also occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. 
 
For Field positions, while performing this job, the employee must frequently inspect the project site and may be exposed to ongoing construction activities, vibrations, noise, and various outside weather conditions (in all seasons). Work environment involves moderate risks which may require safety precautions. The noise level in the work environment may range from quiet to loud.  The proper use of Personnel Protective Equipment (including but not limited to safety boots, hardhat, and protective eyewear) is required on the jobsite.
