Base Annual Compensation: $70,000-$75,000 (depending on experience & location)

Reports to:                             Manager, Maintenance 

Primary Function:                  Maintenance Administration

Status:                                    Full-Time, Exempt

Summary

Brick and Timber (the “Company”) is seeking an Assistant Manager, Maintenance to support our rapidly growing team. The Assistant Manager, Maintenance oversees the administration of maintenance and repairs for multifamily residential and retail properties for the property management company. 

The Company is a property management company focused upon managing residential apartment properties in the Bay Area.  The Company seeks to attract and retain motivated real estate professionals who love the unique local Bay Area culture.

We work hard to find historic apartment buildings in all the best San Francisco neighborhoods. Our architectural crew then carefully renovates each structure, restoring its unique characteristics, and builds modern amenities into the units. Primary Responsibilities

  • Conduct performance evaluations that are timely and constructive
  • Evaluate conditions to determine which maintenance or repairs that need to be performed
  • Plan vendor assignments and project schedules where needed
  • Ensure maintenance and repair work is completed correctly and in a timely manner
  • Assist with departmental budget estimates and costs of specific repair projects
  • Enter work orders into Yardi
  • Code work orders and invoices into billing system in a timely manner
  • Maintain professional relationships with many vendor accounts
  • Work with the Property Management and Leasing teams when maintenance requests arise; respond promptly and maintain strong working relationships with the teams
  • Review and reconcile invoice discrepancies
  • Review and approve vendor bids
  • Facilitate and lead meetings to coordinate maintenance team activities, discuss project progress, and address any operational concerns or challenges
  • Other items as needed by Dept Head


Minimum Requirements and Qualifications 

  • High school diploma or equivalent required; Associate or bachelor’s degree in related field preferred
  • At least three years of maintenance experience required
  • Extensive knowledge of building systems such as plumbing, Heat (steam) and electrical.
  • Excellent analytical and problem-solving skills
  • Ability to identify issues and determine repairs that are needed
  • Excellent management and supervisory skills
  • Solid organizational skills including attention to details and multitasking capability
  • Ability to manage and prioritize projects in a deadline-driven environment
  • Must be a good communicator (written and oral) and must be able to maintain effective documentation
  • Proficiency in Microsoft Office Suite, Yardi, ZenDesk, and Monday.com

 

Key Skills and Competencies

  • Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance
  • Prolonged periods sitting at a desk and working on a computer
