JOB SUMMARY
The BAS / Controls Senior Project Manager provides technical and project / program leadership to plan, schedule and execute building automation and software integration projects in healthcare, industrial, commercial and mission critical / technology sectors.    

The BAS / Controls Senior Project Manager will work with design engineers, construction contractors, equipment vendors and client staff to ensure proper operation and acceptance of the automation and software solutions.  

The BAS / Controls Senior Project Manager will be self-directed on day-to-day work and receive high level instruction on new projects or assignments.  Will lead project teams and building automation projects of complex scope.  Will coordinate activities of other personnel. 

This person will communicate and operate in line with organizational goals and values, as well as departmental objectives.  

ESSENTIAL FUNCTIONS
Manage all Elements of Routine and Complex Projects (70%)
  • Evaluate and review subcontractor proposals and provide recommendations on contract award
  • Lead pre-construction elements including project initiation, kickoff, RFIs and submittals
  • Coordinate resource and material forecasting
  • Develop, manage, and monitor schedules 
  • Lead internal and external project meetings 
  • Develop cost and time schedules for proposed work with the assistance of project team.  Assign and schedule duties to project team members.
  • Develop and review Methods of Procedure (MOPs)
  • Coordinate and oversee subconsultant and vendor activities 
  • Coordinate and oversee start-up, cutover, pre-functional or functional testing and project closeout 
  • Coordinate and QA / QC technical deliverables with systems engineers and software technicians including shop drawing submittals, product data submittals, checkout / startup documentation, O&Ms, and as-builts
  • Serve as primary client contact for one or more clients on projects of complex scope

Monitor and Control Project Financials (20%)
  • Prepare, forecast, and monitor project budgets, profitability, margins, bill rates and utilization and maintain overall accountability for the profitability of the project
  • Communicate with the client when additional fees / change orders are required
  • Identify potential project risks and develop / implement strategies to minimize impact and control deviations from estimated costs and project deadlines
  • Accountable for development of cost schedules / schedules of value for client progress billing

Administrative (10%)
  • Prepare and oversee development of project progress reports for internal and external stakeholders 
  • Create / complete departmental reports
  • Accountable for project contract reviews and coordination
  • Manages personal and site team’s hours using company tools

Completion of Assigned Tasks and Deliverables on Time and on Budget
Performs Other Related Duties as Assigned

Requirements
POSITION REQUIREMENTS (ADVANCED LEVEL FOR ALL THE FOLLOWING)
  • Knowledge of project management software including MS Project and Procore
  • Knowledge of open-source protocols (BACnet, Modbus and SNMP) 
  • Knowledge of Niagara AX, Niagara 4, Honeywell and Distech controls platforms
  • Knowledge of IoT and smart building solutions
  • Knowledge of OT and IT networking including IP addressing, VLANs, LANs, VPNs and RSTP
  • Knowledge of industry trends, project management and construction procedures and best practices
  • Knowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods and coordination of people and resources
  • Knowledge of materials, methods and the tools involved in the construction mission critical, commercial buildings, or other structures 
  • Skilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with exceptional organizational skills for file management
  • Skilled in completing assignments accurately and with attention to detail
  • Ability to work successfully in a remote environment thru effective communication and organizational skills, self-motivation, proactiveness and resourcefulness in a distraction free workspace
  • Ability to identify and analyze complex problems, evaluate alternatives and implement effective solutions
  • Ability to follow company and site safety requirements 
  • Ability to analyze and prepare documents, reports and correspondence
  • Ability to communicate effectively in both oral and written form (technical and non-technical information) 
  • Ability to communicate effectively directly with clients and at times serve as primary point of client contact
  • Ability to work successfully as a member of a team and independently with moderate supervision 
  • Ability to work under pressure and meet close deadlines 
  • Ability to effectively plan and delegate the work of others
  • Ability to achieve certification for NFPA70E and / or OSHA training as / if required
  • Organizational skills, with the ability to manage multiple tasks simultaneously

TRAVEL REQUIREMENTS
  • Approximately 10% travel, this may include travel to any or all 50 US states
  • Travel is defined as physically leaving home on behalf of business activities including but not limited to client sites, meetings with other employees, meeting for business development purposes, running errands on behalf of the business, attending industry conferences, etc.
EDUCATION / EXPERIENCE REQUIREMENTS
  • Bachelor’s degree in engineering, construction, or related discipline  
OR
  • Two years of additional experience in related field in lieu of degree
PLUS
  • Minimum of eight years of experience in building automation systems / controls with at least two of those in a project management role
