Key Requirements:

Min 2.5 years proven experience in residential and commercial construction estimating and contract administration. Strong understanding of construction materials, methods, and cost structures. Proficiency in estimating software (e.g., Bluebeam, Wunderbuild or similar) and Microsoft Office Suite. Excellent negotiation, communication, and organisational skills. Ability to work under pressure and meet tight deadlines. Knowledge of building codes, contracts, and regulatory requirements. Strong attention to detail and accuracy.

Preferred Qualifications:

Experience in construction projects, including custom homes, multi-unit developments, shop-fitouts and small commercial projects Familiarity with contract management software. Understanding of local construction regulations and compliance standards.

Core responsibilities:

Estimating Functions:

Prepare detailed cost estimates for construction projects, including materials, labour, subcontractor costs, overheads and other expenses. Interpret architectural and engineering plans to develop accurate take-offs and pricing. Source and negotiate pricing with suppliers and subcontractors to ensure cost efficiency. Develop and maintain a database of cost estimates for benchmarking and future reference. Conduct risk analysis and provide cost-saving recommendations to management. Assist in preparing preliminary cost estimates and formal tender submissions. Point out variances when amendments are made to plans by the client, architect or consultant and track accordingly and reprice where required. Prepare checklists and quoting procedures for trades and contractors, which will assist when asked to update or finalise quotes. Reviewing and making recommendations to improve quoting software and pricing so we remain competitive in the industry.

Contract Administration Functions:

Review and prepare contracts, purchase orders, and subcontractor agreements. Ensure compliance with project specifications, legal requirements, and company policies. Monitor contract milestones, budgets, variations and ensure estimates are adhered to throughout the project. Maintain accurate documentation of contracts, correspondence, and project files. Identify and evaluate potential risks, including delays, price increases, regulatory changes and recommend adjustments. Track and report on actual costs versus estimated costs during construction and propose solutions to address any discrepancies. Provide detailed cost reports to management and stakeholders on a regular basis. Coordinate with project managers, clients, and subcontractors to address contract-related inquiries and issues. Assist in managing claims, change orders, and project closeout documentation.
