Job Summary

We are immediately hiring for an experienced Program Manager-Site Acquisition in the Northern California market.  The Project Manager-Site Acquisition will perform Project Management duties related to site acquisition, lease negotiations with landlords and zoning with jurisdictions, in accordance with Company objectives. We are only hiring local to Northern California for this role. 

 

Reporting to the Vice President of Site Acquisition, Site Acquisition Program Managers are responsible for managing a Site Acquisition program for new wireless facilities or modifications of existing wireless facilities. The Program Manager will manage site acquisition personnel as well as Site Acquisition Project Managers to accomplish market objectives for their customer by managing internal and sub-contracted resources who have been engaged to complete the work. The Program Manager will work with the market and the client to manage feasibility, time frame and scope of work for acquisition activities. The role will work with the customer to establish priorities and goals for project performance including budget and schedule limitations, oversees projections, the timely achievement of milestone completion dates for project(s) in the quantity and at the rate required by the client contract. The Program Manager will also own and maintain assigned client relationships, often spanning more than one market. The Program Manager will also be responsible for direct management of the Construction Managers and Project Managers in the region.

What Will You Do:

Essential Duties and Responsibilities:

  • Oversee site acquisition project including managing the identification, due diligence, surveying, leasing/licensing, zoning, and regulatory filings of wireless facilities.
  • Work directly with Site Acquisition Project Managers and assist in all aspects of project.
  • Establish, implement, and maintain standardized procedures for tracking of deliverables and update of market trackers.
  • Ensure proper flow of information concerning site acquisition, permitting and notice, construction among the Site Acquisition team, the market project managers, and the client, to facilitate a smooth and efficient operation process.
  • Work with site acquisition personnel, managers, clients, and the client’s legal team to resolve business and legal approval issues.
  • Evaluate current procedures and recommend changes to improve efficiency of execution of Site Acquisition program. This includes overall division operations, use and implantation of technology and targeted recruitment efforts.
  • Manage quality control, data entry and tracking of Site Candidate Packages, Collocation Applications, License/Lease Agreements, and other Site Acquisition documentation.
  • Manage the overall coordination, scheduling and tracking of site visits and technical team visits with various departments.
  • Ensure proper coordination of ordering and tracking of due diligence activities including title, environmental reports, regulatory reports, lease exhibits and engineering plans required for zoning and building permit approvals.
  • Ensure handoff packages to construction vendors are processes in a timely fashion and error free to allow for minimal disruption in construction schedules.
  • Manage preparation and update of site status reports/databases.
  • Act as point of escalation for clients while continuing to participate in all site status calls, meetings and reporting as required by customer.
  • Own all financial aspects of project including target margins and performance against those margins.
  • Establish and implement internal reporting using deployed software tools to allow for senior management to quickly ascertain project status.
  • Interface with Site Acquisition, Zoning, Field Engineering, A&E Consultants, and general contractors to construct quality wireless sites as efficiently and economically as possible.
  • Directly manage other Construction Managers in the region.
  • Responsible for interviewing/hiring/training other Construction Managers in the region.
  • Work with A&E firms to coordinate all aspects of zoning and construction documents.
  • General knowledge and understanding of the requirements to submit for building applications, construction drawings and documentation, and utility requirements.
  • Ensure permitting, inspections and code compliance are completed as needed for each assigned project.
  • Monitor and report performance of projects by ensuring full utilization of tracking tools and reports, observation of and attendance at progress meetings, and direct interaction with personnel and management for feedback.
  • Successfully manages the team to meet organizational goals and objectives.
  • Provides leadership and management for construction team.
  • Reports on all aspects of team and implements corporate strategy and alignment.

 

What You Will Need:

 

Required Education and Experience:

  • Bachelor’s Degree with 8-10 years of wireless experience
  • Experience managing professional services associated with macro sites, fiber installation, distributed antenna systems, small cell systems and wireless site upgrades.
  • Ability to manage team made up of varying disciplines (CM, PM, Site Acquisition), prioritize work and multi-task in a fast-paced environment.
  • Excellent computer/reporting skills, including a high level of proficiency with MS Excel and other database/project management tracking tools.

 Supervisory Responsibility: 

  • This position has 10+ direct reports which are Constructions Managers, Project Managers, Site Acquisition personnel and Project Coordinators.

Work Environment

Candidates must be located in and have experience doing Site Aquisition in the assigned territory of Northern California in San Francisco Bay area, Sacramento or Reno.  Position will be remote.  This job operates in a professional environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.

 

Expected compensation includes $100K-$120K as an annual salary and benefits including medical, vision, and dental benefits, and 401k retirement plan available for eligible employees. Compensation offered may vary depending on factors such as an individual’s education, training, experience, skills, geographic location, seniority, merit, and other factors that are job related and consistent with business need.
