About You:

You balance meeting the goals of compliance with the financial goals of the property and operate in a manner that creates efficiencies for the site with regard to the overall property operation.
About the job:
As a Compliance Specialist at CCI you will be responsible for supporting CCI properties, and staff, to ensure compliance with all legislative & regulatory requirements as imposed by various agencies, including but not limited to; HUD, LIHTC, RD, HOME, HTF, Conventional, Contract Administrators, Tax Credit authorities and State and Local jurisdictions. Customer service and rapport within the company, and with all stakeholders which are, or can be, involved in operations of the properties, is a critical component of this position, as a PCO is directly involved with all compliance related tasks, inspections, and reporting.
In addition, the PCO also assists in ensuring that all CCI policies, procedures and protocols are up to date and implemented at each property in accordance with all management division requirements. Regular CCI Support and companywide training programs related to Yardi, compliance & other property management content are expected. While this role has no direct reports or supervisory duties, it plays a key role in training and supporting site staff as it relates to compliance implementation in conjunction with the staffs upline management.
Key Responsibilities & Requirements
Compliance: Reviews, researches, and understands a variety of legislative and regulatory requirements imposed by various agencies, including, but not limited to: HUD, LIHTC, USDA, HOME, HTF, Conventional, Contract Administrators, Tax Credit authorities and State and Local jurisdictions, codes and laws, as well as investor agreements. Implements and monitors compliance across all applicable CCI properties and ensures staff comply with all legislative & regulatory requirements as imposed by these various agencies. Stays informed as to all matters related to compliance, Yardi, and any other related topic. Takes ownership of the use of required programs, such as Secure Systems, SAVE, State/CA systems (ie. Procorem), and the like.
Communication: Effectively communicate any observations related to operational problems or deviations from rules or regulations, compliance related or otherwise, to the appropriate parties and work to develop an action plan to help correct deficiencies directly related to compliance. Effectively communicate any events that could financially impact property operations to the appropriate departments such as delayed payment of HAP or rental assistance. Utilize department tools for workflows, tracking, and resources, to keep team informed of progress and updates.

Collaboration and Problem Solving: Works closely with all related cross-functional teams, including but not limited to, property management, acquisitions, asset management, finance, and legal departments, to ensure seamless coordination and execution of affordable housing compliance and projects. Collaborate with teams to find and create efficient processes, keep apprised of changing regulations, and disseminate. Collaborate with all members of the Compliance department to find innovative ways to improve functions, tasks, and keep up with changing regulations to benefit the entire operation.
Support: Provide consistent and knowledgeable support to the teams based on the appropriate length of employment. Help steward staff in matters of compliance so that the level of required support and oversight decreases as their training and knowledge increases with specific achievable milestones and goals. Strive to educate team members while providing support by giving them the tools and resources to find answers specific to their programs, such as the 4350.3 and LIHTC guide 8823, to help them achieve a higher level of independence. Respond in a timely manner to all requests for CCI support and know when to elevate requests.

Education/Certification
Degree: Associates Degree preferred
Current LIHTC Compliance certificate
Relevant certificates such as COS, BOS, or equivalent
Suggested Prior Experience
3-5 continuous years working with Section 8, Project Based properties, and LIHTC
