This key role will be instrumental as we source and secure properties while building strong relationships with wholesalers, property owners, and other key partners. JOB SUMMARY
We are seeking a dynamic and driven Acquisitions Manager to join our growing team. This full-time role offers a unique opportunity to shape the future of our company by building strong relationships and expanding our property portfolio. The ideal candidate will be a proactive, sales-oriented professional with excellent communication and organizational skills. You will be responsible for managing relationships with wholesalers and exploring direct-to-seller marketing strategies.
In this role, you will work closely with our operations team to ensure seamless integration of acquisitions into our business processes. You will be expected to maintain and develop relationships with existing wholesalers while also seeking new opportunities in the market. Your ability to assess property values and negotiate effectively will be crucial to your success.
We are looking for someone with a strong background in real estate, ideally with experience in the Tulsa market. Familiarity with real estate software, G-Suite, and CRM tools is essential. The role requires a self-starter who can work independently and is comfortable with both virtual and in-person interactions.

Compensation: Start with a base salary of $3,000 per month for the first three months during training, we offer $1000 per deal at closing. After the property is renovated and sold, you will make 6 percent via profit share.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Manage and Maintain Relationships with Wholesalers: Continuously engage with existing wholesalers to strengthen partnerships and explore new opportunities, ensuring a steady flow of potential properties.

Direct-to-Seller Marketing: Develop and implement strategies for direct-to-seller marketing to expand the company's acquisition channels, complementing the existing wholesaler network.

Lead Management and Follow-Up: Utilize CRM tools to track and manage leads effectively, ensuring all tasks are completed until deals are closed.

Property Value Analysis: Conduct detailed analysis on property values with the ability to assess rehab scope based on pictures, and/ or walkthroughs of a property

Negotiation of Purchase Contracts: Skillfully negotiate purchase contracts with homeowners and real estate agents, leveraging strong interpersonal skills to secure favorable terms.

Set and Attend Seller Appointments: Arrange and participate in meetings with sellers, either virtually or in-person, to discuss property acquisition and build rapport.

Assess Rehab Costs and After Repair Value: Estimate the cost of repairs and the after-repair value of properties to inform acquisition decisions, ensuring profitability.

Track and Report Work Progress: Maintain detailed records of activities and progress, including call logs and project updates, using tools like Slack and Google Drive.

Adapt to Changing Responsibilities: Be flexible and willing to take on new tasks as the company grows and evolves, ensuring alignment with the company's strategic goals.

Walkthroughs and Documentation: Conduct property walkthroughs, take photos, and document findings to ensure comprehensive records are maintained for each property.

Utilize Technology and Tools: Be proficient with technology, including smartphones and G Suite, to efficiently manage tasks and communicate with the team.
QUALIFICATIONS

Sales Experience: A minimum of 5 years of sales experience, particularly in the housing sector, is required.

References: Must be able to provide professional references upon request.

Teamwork and Initiative: Must be a team player, self-starter, and approachable.

Negotiation Skills: Strong negotiation skills and a natural deal maker are essential.

Communication: Must love to talk with different kinds of people and have a clear speaking voice with better than great communication skills.

Local Knowledge: Must be familiar with the real estate market in Tulsa and reside within 25 to 50 miles of the geographic region.

Educational Background: Bachelors Degree or higher is required.

Technical Proficiency: Familiarity with G Suite and real estate software, and CRM Tools is preferred.

Interpersonal Skills: Must be a relationship builder, capable of building and maintaining business relationships over long periods.

Adaptability: Ability to grow with the business and adapt to changing roles and responsibilities.

Real Estate Background: An interest and knowledge or background in real estate is required.
