Job Title: Single Family Property Manager

Location: Multiple locations across Washington State - Primarily remote with fieldwork

Department: Single Family Property Management Division

We are in search of a driven and detail-oriented Property Manager with a minimum of 2 years of experience in managing single-family properties. Our primary service areas include South Seattle (main focus, extending to Federal Way), Seattle, and West Seattle. The ideal candidate will be based in or near these regions and must possess a WA State Real Estate Broker’s License. This role necessitates strong administrative skills and the capacity to operate independently with minimal oversight. Initially offered as a part-time position, there is a clear pathway to transition to full-time within the year, accompanied by a guaranteed base salary for the first three months.

Key Responsibilities

  • Diligently market properties to attract prospective tenants
  • Conduct property showings for interested applicants
  • Screen candidates and prepare leasing agreements
  • Execute move-in and move-out processes
  • Manage administrative duties, including tenant and owner communications
  • Maintain an organized office environment
  • Respond promptly to leads generated by our firm
  • Supervise work orders and repairs, ensuring units are rental-ready
  • Ensure timely collection of rent from tenants
  • Collaborate with tenants to address concerns and resolve issues
  • Post necessary legal notices
  • Stay updated on current real estate market trends and provide insights to property owners
  • Establish rental values for new and renewing leases
  • Handle emergencies with professionalism and poise
  • Perform additional duties as assigned

Required Skills

  • Valid WA Real Estate License
  • Valid WA Driver's License
  • Familiarity with AppFolio Software (preferred)
  • Exceptional written and verbal communication abilities
  • Highly organized and ethical in professional conduct
  • Proficient with computer systems and internet applications
  • Excellent time management and multitasking skills
  • Knowledgeable in tenant/landlord legal standards
  • Strong sales aptitude with effective closing capabilities
