Market Utility Specialist

Position Overview

The Utility Specialist provides utilities to all properties under Evernest property management. This position is critical in ensuring that there is no interruption in our operation, from conducting an initial walk of a property through onboarding a new resident as we march towards 25,000 properties by 2024.

Competencies & Requirements

Outcomes

  • 72 hour (or less) activation setup for all properties in the first 90 days.
  • During the first 45 days, create a market action plan in the event of an unplanned shutdown (weather, mtce work, etc.) for the market.
  • On an ongoing monthly basis, ensure there are no ongoing late fees/extra fees.
  • Contact information for all utility companies per market should stay reviewed and updated each month with accurate information.
  • Provides needed oversight and proper review on our online accounts each week.
  • Through proper communication channels (Market L10) with the Team Leader or entire team, must provide weekly updates of any outages or relevant information that needs to be conveyed to the owner/tenant.
  • Create a list of turn on/off requests and these updates are made on a monthly basis to subsequently have information of which properties are associated with what utility company.


Accounting/Appfolio Updates:

  • In 120 days, ensure all utility information is updated in the property information section of Appfolio for all properties in a market and implement a process for all new properties onboarded.
  • Ensure 100% of all fees to be billed to owners are accurately reported to Property Accounting and executed on a monthly cadence.
  • Communicate with PM and record daily transactions with utility companies and assign to the accounting department.
