The Director, Real Estate Design, Construction & Facility Management (DCFM) - Remote will lead and support Hanger’s operating units, managing a broad range of retail clinics, commercial offices, industrial warehouse and fabrication projects from inception, design and construction through to completion and ongoing facility management. Projects predominantly involve the design and construction activities, but also partner with other real estate team members on site selection and lease negotiations for new builds (both turnkey and Hanger builds), retrofits and decommissioning.  Facility Management entails the management of our work order system and maintenance of our facilities to ensure a safe and productive workplace with a careful eye towards asset preservation.

As the Director of DCFM you will partner closely with corporate teams such as Real Estate Transactions, Lease Administration, Facility Management, Real Estate Law, Clinics, Fabrication and Financial Planning; supporting roughly 900 properties in Hanger’s national portfolio. You will build and grow strong relationships with field teams, leveraging leadership skills and previous experience to be provide valuable expertise and facilitate Hanger’s mission of Empowering Human Potential.

This role is open to 100% remote, but candidates located in the greater Austin metro are preferred.

Your Impact:
  • Responsible for all aspects of design and construction project management; from site selection diligence through lease negotiations (work letter), design, contracting, construction, vendor management, communication with various project stakeholders on project timelines and project close-out via a certificate of occupancy.
  • Responsible for the workflow and management of our facilities work order management system from requests to resolution and closeout.
  • Management of real estate projects including new builds, relocations, reconfigurations and decommissioning.
  • Management of facilities repairs and maintenance.
  • Coordination of project management processes including the review and updating of standard, external partner qualifications / contracts, cost estimation / management, value engineering, quality control and business justifications.
  • Direct and manage outside design partners, general contractors and other vendors as required.
  • Review clinic, fabrication, warehouse and office standards and program requirements and recommend changes as required.
  • Monitor landlord, developer and contractors work, schedules, and contract obligations.
  • Understand the permitting process timing to anticipate final project completion and delivery to the field.
  • Review CD’s and other documentation for accuracy and completeness.  
  • Review, analyze operating and capital budget data and prepare accruals as required.
  • Must be able to work in a team and in a coordinated and fast-track approach and coordinate project activities with internal departments (Clinics, HR, IT & Security) as well as outside partners / consultants (architects, engineers, GC’s, Landlords, etc.)
  • Travel is required to market areas to tour and inspect proposed sites, existing sites and to assess construction progress and perform punch walks and delivery.
Minimum Qualifications:

 

Requirements for the role: 

  • Bachelor’s degree in Business, Real Estate or related field. 
  • Fifteen years corporate real estate experience in project, construction and facility management for a national portfolio in excess of 250 sites.
  • Ten years of staff management experience demonstrating the ability to hire, retain and grow teams.
  • Project Management certification preferred but not required.
  • Must have, or be eligible to obtain, a valid driver’s license and driving record within the standards outlined within Hanger’s Motor Vehicle Safety Policy and Procedures.

  • Strong analytical, planning and organizational skills with a detail-oriented focus enabling incumbent to interpret both statistical and narrative information to track and evaluate project costs, progress and efficiency, and to redirect resources.

  • Strong written and oral communications skills
  • Experience with CAD and MS Office programs such as MS Excel and MS Project
  • Must be able to work in a team and in a coordinated and fast-track approach

Pay range of $147,500 to $185,000 annually + annual bonus: up to 25% of base pay depending on bonus criteria.  This pay range is posted to comply with wage transparency laws.  Hanger salary ranges vary based on skill, ability, knowledge, geographic location and other variables.
