Job Summary

As the Director of Preconstruction, you will play a pivotal role in the early stages of our data center projects, ensuring that they are set up for success from the outset. Your leadership will be crucial in developing and implementing preconstruction strategies that align with our long-term organizational goals. You will lead the preconstruction phases in conjunction with the project management team, fostering a culture of innovation, collaboration, and excellence. Your role will be critical to the planning, design, and budgeting phases of complex construction projects, ensuring that they are feasible, schedule driven, cost-effective, and aligned with our quality standards.

Responsibilities

  • Strategic Planning: Develop and implement long-term preconstruction strategies for data center projects to align with organizational goals.
  • Stakeholder Communication: Maintain clear and effective communication with internal and external stakeholders, providing regular updates on project status and addressing any concerns. Educate stakeholders on the data center construction industry and standard process.
  • Project Constructability: Oversee the planning and design phases of data center projects, ensuring they are feasible and aligned with quality, budget, and schedule.
  • Budget Oversight: Develop and manage preconstruction budgets, ensuring cost-effective use of resources and adherence to financial constraints. Ensure alignment with finance and procurement teams throughout the budget process.
  • Innovation and Improvement: Stay abreast of industry trends and emerging technologies, incorporating innovative solutions to enhance data center performance and sustainability.
  • Continuous Improvement: Track lessons learned in budgets and preconstruction processes to drive continuous improvement and ensure best practices are implemented across all projects.
  • Risk Management: Identify potential risks and develop mitigation strategies to minimize impact on project timelines and costs.
  • Team Leadership: Lead and mentor the project team in fostering a collaborative and high-performance work environment.
  • Vendor Management: work with the project team to select, negotiate, and manage contracts with external vendors, contractors, and suppliers to ensure project success. Confirm that contractors provide complete and accurate pricing and that designs are optimized for cost-efficiency.
  • Compliance and Standards: Ensure all preconstruction activities comply with relevant regulations, industry standards, and organizational policies.
  • Quality Assurance: Implement and oversee quality control processes during the preconstruction phase to ensure the highest standards of planning and design.


Skills Required

  • Industry Knowledge: possess a thorough understanding of data center budgeting, cost effectiveness, standard pricing, and how the budget and schedule are connected
  • Data Center Industry Relationships: bring existing positive industry relationships, maintain, and build new ones to support the preconstruction efforts for our projects
  • Budget Process: organize, evaluate, explain, and track baseline budgets from project conception to closeout
  • Strategic Planning: Ability to develop and implement long-term strategies that align with organizational goals.
  • Understanding of Project Management: Expertise in overseeing the planning, design, and budgeting phases of complex construction projects.
  • Leadership: Strong leadership skills to mentor and guide a team of preconstruction professionals, starting with vendors and leading in to establishing a team
  • Vendor Management: Proficiency in selecting, negotiating, and managing contracts with external vendors, contractors, and suppliers.
  • Budget Management: Experience in developing and managing budgets, ensuring cost-effective use of resources.
  • Risk Management: Ability to identify potential risks and develop mitigation strategies in both schedule and budget

US: Hiring Range: from $139,300 - $291,900 per year. May be eligible for bonus, equity, and compensation deferral.

Oracle maintains broad salary ranges for its roles in order to account for variations in knowledge, skills, experience, market conditions and locations, as well as reflect Oracle’s differing products, industries and lines of business.

Candidates are typically placed into the range based on the preceding factors as well as internal peer equity.
