What will you do in this role?

  • The Manager manages the entitlement, business planning and operations of multiple master planned communities and smaller residential lot developments as part of a multidisciplinary team of Oakwood Associates and consultants.   This position is responsible for leading and demonstrating ownership and comprehensive management of the residential lot delivery process – from site sourcing and evaluation, underwriting, acquisition, entitlement, and ongoing community operations. The position will be responsible for the following:

  • Perform comprehensive and thorough feasibility analysis and due diligence on new land acquisitions. Lead the underwriting process for acquisition opportunities; including preparation of financial pro-formas, conducting risk analysis, and preparation and presentation of investment packages.

  • Lead and manage the entitlement process and related consultants on multiple projects to deliver platted lots on schedule and budget.

  • Contract management of acquisitions, dispositions, development agreements, consulting and other agreements.

  • Participation in metropolitan districts, non-profits, design review committees, etc.

  • Coordination and management of community operations and community governance. 

  • Maintain and enhance ongoing relationships with local jurisdictions, school districts, builder partners, etc.

  • Effectively manage all key internal and external communication and relations.

  • Execute all activities in coordination with other Denver Division departments and outside consultants to achieve business plan key performance indicators.

  • Project based business planning and management, including development projections, proforma and budgeting and joint development management.

  • Cultivate and maintain strong relationships with public agencies.

  • Other responsibilities as assigned.

You Have:

  • Education - Bachelor’s degree in related field MBA, MRED, Civil Engineering, Architecture, Planning or Landscape Architecture degree preferred.

  • 7 to 10 years of experience in commercial or residential land acquisition and development.

  • Self-starter and results oriented.

  • Excellent verbal and written skills.

  • Exceptional organizational, computer & interpersonal skills.

  • Ability to multi-task and problem solve.

  • Strong understanding of the entire development and construction process.

  • Strengths in proforma analysis, forecasting, budgeting, scheduling, and business planning.

  • Government relations, metropolitan districts, school districts and charter schools.

  • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.

  • Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards.

  • Must be able to lift and carry up to 25 pounds.

  • Must be able to talk, listen and speak clearly.

Compensation

Base Salary: $130,000

FLSA Status: Exempt

Bonus Type: 15%
